Additional Remarks:
Main level was built in 1968 but was moved in 2005 from the entrance of Wausau East High School ). Basement is an ICF (Insulated Concrete Form) and an example block is sitting on the table downstairs. These are more expensive than a normal block wall foundation and are rare in the area. ICF foundations do provide incredible energy efficiency and prevent future issues like settling, cracking foundation walls and waterproofing from exterior elements that other foundation types don’t provide. With that said, after all the windows and doors were replaced, soffit, fascia, and seamless gutters (with heat tape for winter months to prevent any ice damming that might occur) were installed. Following, the house siding was removed, and the main level was wrapped with insulation, and Diamond Kote Smart siding finishing it off. While redoing siding is common, adding insulation panels to the exterior walls is not common. Doing this creates a fully sealed exterior, and an added thermal barrier from the elements. The attic was then followed up with extra blown in insulation for additional energy efficiency. With these improvements the house is remarkably energy efficient and constituent with a monthly budget plan of only $125 a month, while running heat and AC year-round at 70 degrees. The downstairs bathroom has a heater that is nice when taking a shower. The upstairs bathroom is planning on having a shower head installed in the coming weeks, and then re-tiled. Subway tile sample is sitting on the bathroom counter. All updates have been made by a local reputable 3rd generation construction family.
